Under the Sonoma Ranch model, owners hold equity in a beautiful estate property but are only liable for a fraction of the annual costs.  Unlike any other fractional ownership program in California wine country, all Sonoma Ranch owners receive revenues from the vineyard lease, and can receive substantial additional revenues if they choose to participate in the residential rental program.

Rental Revenue Program

The Sonoma Ranch rental program allows owners to place unused time into a rental pool.  Owners receive income based on the number of nights rented to non-members.

Notes

Projected income is based on a nightly rate of $695 per night for two guests and $75 per additional guest.  Guests may receive one night free for each six nights paid.  Figures exclude 20% management fee.  Guests will also be charged 9% County Occupancy Tax and $250 Departure Cleaning Fee.

Management

The program is professionally managed and includes:


  1. Administration: Marketing, scheduling, and guest services.

  2. Compliance: Quarterly County tax reporting and payments.

  3. Financial Management: Fee collections from guests and payments to owners.

Ownership Privileges

Owners hold deeded equity in the entire property, including land, wine cave, vineyard, and other amenities.  Owners enjoy 4 weeks of annual use per 1/12 share or 8 weeks per 1/6 share.  Owners also receive shares of all revenues from the vineyard lease, vacation rentals, and other programs.  Ownership rights and responsibilities are governed by a Sonoma Ranch Owners Association Covenants, Conditions and Restrictions (CC&R) agreement. Usage rights are governed by a Sonoma Ranch Management Bylaws and Usage Regulations agreement.
